Die Villa liegt ruhig in einem sehr schönen Garten. Der Zustand jedoch ist sehr schlecht: Eine Mauer im Garten ist umsturzgefährdet, die Wendeltreppe im Appartement birgt Verletzungsgefahr, die Fensterrahmen blättern ab, Schutzgitter rosten, eine Küchenlampe fällt von der Wand, der Teppichboden in einem Doppelzimmer ist sehr verschmutzt, für 10 Personen stehen 4 Liegen zur Verfügung, die Polster der Stühle draußen sind zerrissen und verschmutzt, die Lüftung im Badezimmer ist verklebt, die WC Spülung im Gäste WC funktioniert nicht.
